BALMES. ATTIC APARTMENT RENOVATION

Extensive renovation of a large, two-level attic apartment (350sqm) located in the Sant Gervasi neighborhood of Barcelona. The labyrinthine distribution of the two original floors and their non-existent relationship through a practically hidden staircase, suggested a complete rethinking of the relationships between the different parts of the apartment. 

In our scheme, spaces for private use – master bedroom, dressing room and bathroom, study and kitchenette – are located on the upper floor, and the spaces with shared or more ‘public’ roles – dining room and kitchen, living room and library, on the lower floor, which is the entrance level. 

The apartment has three large terraces, one on the lower level and two on the upper level. The largest one, on the upper level, is oriented to the Southwest and has a view over the city with the Mediterranean in the distance. The lower level terrace faces Northeast towards the Putxet hills and visually and spatially widens the living room and dining room. 

While the renovation is an integral one affecting the entire flat, it is most apparent in a central, double-height space with walls lined in birch ply. The staircase is located within this space and it is the heart of the apartment and is used to visually relate adjoining rooms: a bedroom, the kitchen and dining room on the lower floor, and a study and kitchenette on the upper floor. The clerestory windows in the upper corner of the space act as a light monitor and, along with other windows with different orientations, provide a rich range of natural lighting throughout the day.  The emphasis on visually and programtically relating the various rooms has informed the design of doors and openings throughout the apartment through the use of oversized sliding or folding doors, or carefully placed openings and glazing in walls.

 

Reforma del interior de una vivienda de gran tamaño (350m2) situada en un ático en el barrio de Sant Gervasi y en dos niveles. La laberíntica distribución de la dos plantas originales y su inexistente relación a través de una escalera prácticamente escondida, sugieren replantear por completo las relaciones entre las distintas piezas de la vivienda.

Se sitúan los espacios de uso privado – dormitorio principal, vestidor y baño, estudio y kitchenette – en la planta superior, y los espacios de mayor relación – comedor y cocina, sala de estar y biblioteca, en la planta inferior que es por donde se accede.

La vivienda tiene además tres amplias terrazas, una en el nivel inferior y dos en el nivel superior. La más importante en el nivel superior está orientado al Sudoeste y mira al mar. La del nivel inferior se orienta a Noreste y amplia visual y espacialmente la sala de estar y el comedor.

La reforma afecta a todos los espacios de la vivienda, pero sobre todo a un espacio central, de doble altura, donde está la escalera, y que se usa para relacionar visualmente entre sí los espacios anexos a él: un dormitorio, la cocina y el comedor en la planta inferior, y dos zonas de trabajo en la planta superior. Este espacio se forra de tablero de abedul. Las aberturas a diferentes orientaciones de este espacio consiguen aportar una iluminación muy variada a lo largo del día.

El énfasis en las relaciones visuales informa también la reforma de otros espacios: la sala de estar y el comedor, el dormitorio principal y su vestidor en el nivel superior, la cocina y las zonas anexas de servicio.
